position is available for an independent individual, highly
self-motivated with superior technical, hands-on knowledge of
electrical, plumbing, carpentry, HVAC, boilers, and general
maintenance work. Outstanding opportunity for an individual who has

relations and effectively prioritize and organize both maintenance
and administrative work. Individuals must have the ability to
communicate effectively with a wide range of First Realty
employees, site staff, residents, vendors, contractors, suppliers,
and others responsible for servicing the company and property. The
individual should be service-minded and take pride in their work.
Job Functions: Part-time position with occasional on-call
responsibilities. Works on budgets and manager’s plan items with
the manager. Responsible for accurate inventory control of tools,
supplies, and materials, in conjunction with the manager. Meets and
communicates with the site manager daily to update each other on
on-site issues. Works with manager to coordinate contracts and
oversee contractor activities. Responds to daily emergency and
routine service work orders in a professional and timely manner.
Maintains site appearance by collecting and discarding refuse from
common areas and throughout the site daily. Responsible for
scheduling, performing, or supervising all janitorial duties.
Responsible for scheduling, performing, or supervising all unit
turnovers. Performs preventative maintenance schedule per site
requirements. Completes daily/weekly building and site inspections.
Working with owners on ad hoc requests Painting and maintaining
vacant units Engaging and supervising contractors and vendors as
needed Completing work orders, including light bulb replacement,
fixing appliances, replacing smoke detectors, fixing blinds, fixing
clogged sinks and toilets Quarterly filter replacements in units
and building Installing and removing washers and dryers, as well as
fridge, stove, microwave Planting seasonal flowers and decorations
in common areas Ordering supplies Other Job Functions: Work
overtime as required for snow removal and on-call. Maintains a
clean and well-groomed appearance, and wears company-issued
uniforms. Is courteous to residents at all times. May be asked to
perform work assignments at other sites, subject to any applicable
contract provisions. Cleaning Grounds and Building, including walk
through's, mopping hallways, vacuuming, glass doors, rest rooms,
club room, office, laundry room. Maintain trash compactor rooms
(one on each floor). Bringing and returning rolling trash and
recycling dumpsters out for pick up. Upkeep of seasonal furniture
in outside areas. Cleaning vacuum units. Requirements : Ability to
respond effectively to site emergencies. Ability to take initiative
and be a self-starter. Basic knowledge of electrical, plumbing,
HVAC systems, carpentry, and general repair and maintenance duties.
Ability to prioritize responsibilities. Ability to get to the site
in a timely manner to respond to emergencies. Ability to utilize
basic computer skills enabling the use of First Realty computer
programs. Ability to read product instructions and safety
materials. Ability to fill out and complete work orders accurately.
Ability to communicate effectively with site staff and residents.
Ability to supervise and direct third-party vendors and
contractors. Ability to follow directions. Ability to safely
operate power tools, such as saws and drills. Must be proficient
with computers and be able to learn and effectively utilize various
software programs such as Microsoft Outlook, ADP, Real page, and
ePMX. Must pass a pre-employment physical before the start of work.
